A few questions, answered.
Our land consultants can help verify the details that matter to your purchase and building plans.
Can a private boat dock be built on Lot 31?
Dock potential is a major appeal of Lake Limestone waterfront property, but permission is not automatic. Dock location, shoreline conditions, easements, and Brazos River Authority approvals must be confirmed for this specific lot before construction.
Is there an HOA or a road maintenance assessment?
Emerald Pointe is not marketed as a traditional HOA community. Instead, the recorded Private Road Maintenance Agreement establishes the Emerald Pointe Road Maintenance Association, Inc., with mandatory membership for lot owners. The initial annual assessment was set at $300 per tract, due January 31 and subject to adjustment. Special assessments may also apply. Assessments fund private-road maintenance and certain entrance, signage, fencing, and drainage improvements. Ask for the recorded agreement and confirm the currently applicable assessment before purchasing.
Can I choose my builder and build later?
The community has been marketed as allowing buyer-selected builders and flexible construction timing. Confirm minimum building requirements, permitted uses, and any deadlines in the recorded restrictions.
What about utilities and building requirements?
Electricity has been advertised as available. Confirm electric service and connection charges, water service or well requirements, septic suitability, floodplain limits, and required permits with the relevant authorities and providers.
